I know that it’s hard for small breeders to find property with the accommodations we need, and this is all set up.  When I moved there 6 years ago, I had land cleared and securely fenced (heavy duty wire, boards top and bottom), built a 20x30 kennel with access from the house through the garage.  Kennel has multiple indoor/outdoor runs with access to a huge dog yard, has heat, A/C, lots of windows, utility sink and dog shower.  I designed and put in a custom concrete and fiberglass inground pool, fenced separately from the fenced back yard and the big fenced dog yard.  My dogs LOVED swimming in the pool … has concrete steps and benches, copper/titanium sterilization system that puts no chlorine in the water.

It’s a private rural neighborhood that is very dog friendly, i.e. no restrictions on the number of dogs allowed, no complaining from neighbors if/when they hear dogs barking.  Back is wooded, so very private and quiet.  A huge plus is that you can get a “kennel license” for up to 20 dogs for $45, additional dogs licensed at additional rate.  No approvals required, you just show rabies certs and pay the fee.  Nice!

Although the weather is mild in central Virginia, it was great to have the kennel attached to the house.  It actually is attached via a breezeway to the garage, then the garage leads into the house.  So when it's pouring rain, or cold, you don't have to fight the elements to get to your dogs ... or let them in or out.

The house is great, my favorite house ever.  Loved the big covered porches on both front and back, and the layout of the house was so convenient … like everything was just a few steps away.  Everything is on the main level except a big “bonus room” on the second floor (which could be a 4th bedroom or huge office).  The front foyer and great room is vaulted to almost 20 feet, with French doors and windows looking out to the back yards and pool.  Flooring in main living areas is all hardwood or beautiful porcelain tile.  Great kitchen with newer appliances including gas range, great master suite with jetted tub, glass shower, double vanity.  This house has tons of storage inside the house, also an oversized double garage with heat and A/C  ductwork.  Lots of improvements, updated furnace, a/c, new whole-house water filtration system with reverse osmosis for refrigerator water, updated refrigerator and gas range, beautiful porcelain tile in the big family room that looks like quarry tile.  Home is wired for generator; generator will be negotiable.

Property is set in the woods, set back from the paved road.  Beautiful Azaleas surround the entire front porch, and numerous perennial gardens have been added in both front and back.  A huge 7-foot Rhododendron sits in a corner by the back porch, glorifying many weeks in the spring with color and scent. 

The property is also suitable for people that don't need a "kennel room", as the 20x30 kennel addition could easily be used as a large shop, a variety of hobbies or home businesses, a photography studio, a huge game room, etc.  And, the big fenced yard could accommodate a couple of horses.  Lots of possibilities.

  • Main floor master suite is large with tray ceiling, ceiling fan and 4 windows.  Master bath offers a jetted tub, glass shower, double cherry vanity, custom tile work, a floor to ceiling linen closet and large walk-in bedroom closet with shelving and rails.

  • Second bedroom has French doors that open to front foyer and a walk door to the hallway by the bathroom.  Has two windows that open to the front porch and a large walk-in closet.

  • Third main-floor bedroom was adapted to a whelping room, adding vinyl flooring and a walk door (with doggy door) to the outside deck and fenced patio.  Has ceiling fan and double sliding glass door closets.

  • Huge dog yard in back was professionally fenced with heavy-duty welded wire and treated boards on top and bottom.  It could accommodate dogs or a couple of horses.  Shade is always available.

  •  Well was new in 2011.

  • Septic system was installed in 1999 and has never caused any problem.  There is also an alternate drain field identified and on file with the county. 

  • Dual zone, dual fuel heating and A/C with heat pumps and back-up propane furnaces; updated in 2015-2016.
